THE REYNOLDS 

The Reynolds is a 130-unit residential condominium project located in the SoNo (South of North) district of in-town Atlanta at the northeast corner of Peachtree Street and Linden Avenue.  SoNo is located where Midtown meets Downtown.  The project is adjacent to the historic North Avenue Presbyterian Church, across the street from Bank of America Tower and Emory’s Crawford Long Hospital, and is within walking distance of the Fox Theatre and many restaurants, shops, and cultural attractions along Peachtree Street.  The Reynolds will include 11,000 square feet of restaurant and retail space fronting Peachtree Street,  Linden Avenue and Courtland Street and a four-level parking deck.  Amenities will include a pool and garden terrace on the seventh floor, a club room, a fitness center, a private lobby on Peachtree, secured parking and a concierge.  The Reynolds is a classic residential building that relates to its urban fabric and enlivens the neighborhood with restaurants and sidewalk cafes.  It is designed to provide a boutique condominium environment with fewer and larger units, a greater percentage of two-bedroom residences and more traditional architecture that will provide a different option in the marketplace from other properties in the area.  It was designed by the architectural firm Surber Barber Choate and Hertlein whose recent commissions include the Arthur Blank Family Foundation Offices, The Wilburn House Condominiums in Midtown and other community landmarks.  The Reynolds affords its residents with city living as it was meant to be.

THE BROOKWOOD

OAKLAND PARK

Oakland Park, located at the corner of Park Avenue and Memorial Drive, will provide residents with dramatic skyline views of downtown Atlanta, a rooftop entertainment deck, fitness center, and most importantly, the benefits of living in a sustainable building.  Oakland Park will be LEED certified, an independent,verifiable certification approved by the US Green Building Council to provide residents a healthy, sustainable building.  The building, which was designed to blend with the surrounding historic Grant Park neighborhood, is comprised of 65 condo/loft homes and street front retail.  Oakland Park, co-developed by Urban Realty Partners, LLC, an experienced in town development company and Melaver, Inc., a pioneer in environmentally friendly developments, is the catalyst to begin the revitalization of the Memorial Drive corridor.

PURITAN MILL

Located at 916 Lowery Boulevard, just off Marietta Street, Puritan Mill is a loft-office redevelopment in the dynamic westside district of Midtown Atlanta. A joint venture with Weaver & Woodbery, Puritan Mill is an 82,000 square foot project containing office space and The Foundry, a 13,000 square foot special events facility (shown in photo). CAPITOL GATEWAY

In 2002, Capitol Redevelopment, LLC, a joint venture of Urban Realty Partners, Trammell Crow Residential, and The Integral Group, was selected by the Atlanta Housing Authority to redevelop Capitol Homes and Grady Homes, two Authority properties located near Georgia's State Capitol building, into mixed income housing redevelopments. The redevelopments will be part of the Federal Hope VI program to redevelop America's deteriorating public housing projects into safe, attractive and sustainable neighborhoods. These two projects, located just east across the Downtown Connector from Downtown, are currently traditional housing projects with the accompanying blight and social problems. They are located on over 70 acres of well located real estate within an easy walk to the State Capitol and Georgia State University and are surrounded by revitalizing neighborhoods including the Old 4th Ward, the Martin Luther King Historic District and Grant Park. The new developments will contain approximately 900 units (Capitol) and 700 units (Grady) of new urbanist style housing and will be supported by revitalized schools, childcare facilities, parks and other neighborhood amenities. The redevelopment is part of an area wide redevelopment plan, the Memorial Drive Corridor Revitalization Plan, which provides development standards for new projects in the area. A major component of the Revitalization Plan is a linear urban park spanning the 200 foot wide block between Memorial Drive and Martin Luther King, Jr. Drive and connecting the oldest Atlanta park, Historic Oakland Cemetery, with the east front of the Georgia State Capitol.   The first phase of Capitol Homes containing 260 units is now leasing.

 
ALEXAN TERRACE

Alexan Terrace is a major luxury apartment project located in the Midtown area of Atlanta that the company developed in a joint venture with Trammell Crow Residential in 2002.  It is located a half block off Peachtree at the intersection of Ponce de Leon Avenue and Juniper Road. Alexan Terrace is near two of Atlanta's most significant landmarks, the Fox Theatre and the Georgian Terrace Hotel. The development contains 330 apartment units in two buildings and features townhouse units and units that can be used by retail tenants or as live-work spaces. The six-story stucco and brick buildings complement nearby historic buildings and enhance the urban streetscape along historic Ponce de Leon Avenue. The property features wide, pedestrian-oriented sidewalks and stoops, formal main entrances, and lobbies designed for residents who can walk to work or to nearby restaurants and cultural attractions.
